how u work out house rebuild value

im renewing my house insurance and have been asked what the rebuild value is how do i work this out, house is standard construction ie brick and tiled roof its a 3 bedroom semi and built in 1972, is there a rough guide ie 50% of retail value, the valueation is about £140k

More of a guesstimate but I reckon ure looking at roughly 2/3rds of the valuation price, but that includes the land as well

the prices off that site are the sale or valuation price thats not what i want to know, i need to know the rebuild cost, it states in the question on the insurance form this is not the value of the house but the cost it would cost if it needed to be rebuilt, this price also doesnot include the land valuem so im sure this price they want is the price it would cost if the house colapsed and had to be rebuilt.

When I renewed my insurance a few weeks ago the insurance company worked out the total re-build cost. My property would sell for £150,000 and they insured for £120,000. It may be to much but would rather over insure than under and be left in the s**t.

most insurance companies have 500k buildings as standard,

nationwide have a good policy that has high levels of cover,,,

i've found a decent quote from cover direct... via the confused website

tesco were quite cheap too

i found the post office the cheapest , go via quidco for £27.50 back and then also the post office give you a £50 cheque back after 60 days , my quote was £178 but would recieve £77.50 back so the full years premium for building and contents insurance works out at £100.50 which is very cheap.

cheapest not always the best, make sure you compare like for like with the cover , ie what is covered and what they classify thngs like valuables or at risk items etc

well to b honest johnny i'm only takin it out cause i need to for mortgage purposes

rather than actually insuring the content and i think blaster is the same

the post office give you £25 back on building insurance and £25 on contents insurance so if like me you take both out thats £50 back, they send you a cheque after 60 days of you taking the insurance out, the cover is underwriten by legal and general and it covers £35k of contents and single items upto £1500, which is pleanty also the excess is £100 so thats not too bad either, before i take the police out i will read a little more of the small print.

Imho.
Better to slightly over-estimate than under-estimate otherwise the only person left with a bill if anything goes wrong is you.

Most insurers now offer upto £500k rebuild and I'm with Norwich Union and they also gave me upto £75k contents.
I know I'm covered no matter what.
